Balcony Stormwater Pipe Rehabilitation

NUFLOW NORTHWEST SYDNEY
NEWTOWN ARCADE COMMERCIAL PROPERTY – WINDSOR NSW

PROJECT OVERVIEW

A concrete-encased stormwater pipe embedded within a slab was found to be failing, with cracks and leaking joints causing water to escape into the levels below. The damage led to flooding, constant moisture, and persistent mould issues in the downstairs tenancies.
Due to the pipe’s location within the slab, traditional replacement would have required extensive demolition and removal of the concrete floor—an approach that was disruptive, costly, and ultimately not feasible. Instead, Nuflow proposed a trenchless rehabilitation using its Blueline technology to reline the stormwater pipe and restore its structural integrity without excavation.

CHALLENGE

The project presented multiple challenges:

  • Structural Impact: The stormwater pipe was encased in concrete, making direct replacement impossible without major slab demolition.
  • Active Water Damage: Leaks were contributing to flooding, constant dampness, and mould growth in the occupied downstairs tenancies.
  • Pipe Condition: CCTV inspection revealed silt, debris, and signs of joint separation and cracking throughout the PVC pipe network.
  • Water Retention: Standing water within the pipe required wet vacuum removal before relining could begin.
  • Complex Junctions: The system featured multiple connections that needed watertight rehabilitation to prevent future failures.

THE SOLUTION

To address the leaking, inaccessible stormwater pipe without resorting to slab demolition, Nuflow applied its Blueline trenchless technology. The approach combined thorough pipe preparation, targeted junction and patch relining, and integration with the balcony’s waterproofing system to deliver a durable, watertight outcome with minimal disruption.

THE RESULTS

The rehabilitation successfully eliminated leaks within the stormwater pipe, resolving the flooding
and moisture issues in the downstairs tenancies. By relining the concrete-encased PVC pipe, Nuflow
delivered a long-term, watertight solution without the need for destructive slab removal.

The installation of three junction liners and a 3-metre patch restored the full functionality of the system
while securing all critical connection points. With the waterproofing integrated into the relined system, the risk of future leakage and water ingress has been significantly reduced.

This project highlights the value of trenchless Blueline technology in scenarios where traditional replacement is impractical. Residents benefited from a cost-effective, minimally disruptive solution that
extended the service life of the stormwater system and protected the integrity of the building structure.
